Q: Are there title issues with Nicaragua land, and do I need title insurance?

A large number of Nicaragua land owners were affected by the revolution during the 1980’s as the Sandinista government nationalized then privately held properties. Proper compensation to owners for these property seizures has been in progress since 1990. We highly recommend performing a thorough property title search and history report on any Nicaragua property or Nicaragua land you plan to purchase. Having title insurance on your Nicaragua property or Nicaragua land will protect you from the same risks that exist in any other real estate market:

  • Confusion from similarity of names
  • Forged documents
  • Signatures of minors or mentally incompetent persons
  • Mistakes in recording legal documents
  • Undisclosed or missing heirs
  • Fraud
  • Unpaid taxes
  • Clerical errors in public records
  • Wills not probated

Many of Nicaragua’s planned coastal developments have obtained a master title insurance policy on their property. It is common for buyers to request a copy of this policy for review prior to purchasing. The process for obtaining title insurance for your Nicaragua property or Nicaragua land is not complicated, and can be read here.
