Q: Can I own property in Nicaragua, or is it a lease or concession?

The majority of property ownership in Nicaragua is fee simple or freehold which means you own it outright. You are not limited by a lease term, as is the case in some other foreign real estate markets. There are certain areas (primarily on the coast) where leases exist and may be your only option. Property title documents specify if a property is lease hold or fee simple/freehold. Virtually all planned developments offer fee simple/freehold at this time. We highly recommend that you engage a reputable attorney to perform a title search, especially for beach front properties, regardless if they are in a planned development or not.
