Q: Do I need to be in Nicaragua to finalize the purchase of Nicaragua land?

If you don’t expect to be in Nicaragua for the property closing of the land you are purchasing, you will need to make sure that a valid Power of Attorney (POA) is in place with your representative to sign on your behalf. A POA must be drafted and notarized by a licensed Nicaraguan attorney. This process takes a couple of hours and requires passports from both you and your representative. Your representative can be a foreigner or Nicaraguan national. He or she can be an attorney, realtor, friend, or anyone else you trust to sign on your behalf. Your representative needs to 1) be present for the signing, 2) have the original POA with them at the time of signing, and 3) have a valid passport with them at the time of the signing.
